This place was just right for us. ...we wanted a getaway from it all stay. It was exceptionally quiet and safe. The write up mentioned steepness and was very accurate but we didn't venture out much.....we used the conservatory and patio to enjoy immensely the sea views.. Loved the fact that we were almost surrounded by woodland and could hear bird song all day long. Barmouth had a lovely sandy beach area which would be lovely for children and we did manage to walk the promenade a couple of times.

Lovely accommodation, in a great stunning location. Surroundings are gorgeous. The owner was lovely and came to see us the day after we arrived. We loved the garden and the sound of the waterfall. Smart TV worked great. Couch and chairs are reclining so was perfect to relax. Plenty to do in the area.
A wonderful place to stay and perfect for what I was looking for. The surroundings make for an interesting aspect, whichever part of the property was in. Very private and tranquil with amazing views out to the sea and the stream and garden alongside was fantastic. Facilities more than fulfilled needs and everything was as would expect to find them. Absolutely loved it and the only downside being that would have liked to have more time there!

Woodland Roost is a lovely place to stay it is very welcoming and has a high standard of cleanliness it is very comfortable and is a great place to relax , the outside couldn't be more picture perfect with a mountain stream and panoramic sea view, both of us really enjoyed our stay and plan to definitely come back .
This place is stunning, we had wind, snow, and sunshine and able to watch it in this very warm cottage, i didnt get what the negative reviews were, we had no issues at all it was spotless. Elaine was lovely came to say hello with her dog Lily and gave us some background on the cottage. We will definitely be returning
Absolute Gem of a location, providing that you don't mind being a little out of town beautiful views and a thoughtfully planted setting, with the sound of running water from the nearby tumbling stream. The accommodation was very clean throughout. Furniture was fine a few incidentals were a little worn but still usable. Strong WiFi. Some opening windows in need of maintenance. Many more positives than negatives. We would happily stay here again.
We agree fully with everything in 3 previous reviews, we wouldnt have booked the cottage had they been available at the time. After seeing them we got in touch with Sykes to express our concerns. They came back to us reassuring us that everything had been sorted. As soon as we walked through the door we could see the place hadnt been cleaning properly. So we got in contact with the owner who lives next door. She came & did some cleaning of the kitchen for an hour before we could check in. Once we were in the property we discovered more & more issues with cleanliness & maintenance. The property is dingy & been neglected for a number of years. The next morning we got in touch with Skyes so see what could be done, they just passed our complaint back to the owner. We have rented through Skyes many times over the years & always found their properties to be to a high standard, that wasnt the case here. After 2 nights we were so unhappy that we decided to abandon the holiday & vacate the property. The stunning views didnt make up for what is inside the property. We later discovered reviews on other sites going back a number of years repeating the same issues with the property. The owner is clearly exploiting the setting knowing that most people will say nothing & put up with it. This property is neglected, poorly maintained & dirty inside & out
Superb location and stunning views. However, irrespective of Grade 3 listing, there are some basic shortcomings. To name a few......... Only ONE window in the whole house opens. That's in the conservatory which also lacks any blinds. Dishwasher is temperamental 2 chairs have wobbly legs Outside lighting not working and trips the electricity supply to the whole house if switched on! Dangerous on steep steps. Kitchen poorly equipped. Talked to the owner who I felt played lip service to my constructive comments and basically relies on the beautiful location to smooth over the issues. Despite the above, we thoroughly enjoyed our stay and had a wonderful holiday.
Although the cottage is in a great location with amazing views, we felt that it needed a thorough clean and update to bring it up to an acceptable standard for paying guests.
