We have stayed here in September 3 times and Apil this year we have already booked for next year. Flat is central and handy for town with shopss pubs and restaurants on your doorstep. Plenty of room for six adults clean and comfortable Owners respond quickly with any queries
Spacious apartment in a lovely location close to all amenities. Parking permit provided is essential if you arrive by car and much appreciated. The apartment was clean and well equipped, just let down slightly by blinds missing in the kitchen and landing. Also some of the cookware should be replaced.

A lovely, spacious apartment in the heart of Barmouth. Clean, comfortable with everything you could need for a week away from home. The welcome pack, wine and parking pass were all very much appreciated. Our fourth time here and we booked a fifth visit before our week was over. Thank you to our hosts and we look forward to staying with you again in the spring.

Our second visit here already booked for2026. Central location and great value
Accommodation all fine until, the fire alarm went off at 10. 30pm on Tuesday night. We shot out of bed , went outside with our book . We did find the instruction good at all and call from Sykes was rubbish. By this stage the next door neighbours was going off as well , it turned out because the alarm panel was in her house . The lady stopped it which stopped ours too . The call from Sykes was ring us back if you have any more problems . We had no call back from the landlord at all. Very poor response all round . No good at all . After checking the extinguisher, In the kitchen is out of date and the emergency lighting does not work, not good enough need sorting
This apartment is in a great location close to shops bars and restuarants. Clean and very comfy beds.Kitchen well equipped ,only fault in there was baking trays they looked very grubby and need to be replaced.Would recommend to people without mobility issues as we struggled a bit with stars

We enjoyed our week stay in Rose cottage everything we needed close to pubs ,shops ,Restaurants and beach . It would have been good to have a hover and air fryer an other than that you had everything else hopefully we will be back .
Lovely location with view of the harbour and on the edge of the town so close to plenty of places to eat and several independent shops. Lovely little bakery and fish and chip shop 5 minute walks away. There's a beer shop next door and a lovely pizza place 2 mins away on the harbour where you can get stone baked pizzas or a delicious breakfast. We had rain for most of the week but still managed to fill our days hiring bikes from Dellegeu, crabbing on the harbour in Barmouth and walking on the beach. Also close enough to drive to Snowdon and Llanberis for the day. The apartment was clean and had all facilities needed in both kitchen and bathroom. Completely kitted out in ikea furniture. The beds were comfortable for a good night's sleep. Both towels and bedding were all clean, white and soft. Shower cubicles in both bathroom and ensuite had good water pressure. We had a lovely week, thank you!
This is a lovely apartment in the town of Barmouth. Upper floor gives views of Barmouth Bridge, central location means shops are all very close by, short walk to beach. There are a few steps to climb up to 2nd floor flat. The fire doors are heavy , which we were made aware of. There is everything you would need for a very comfortable stay. The beds are super comfy and lovely white sheets. Plenty of choice of chairs to sit on in lounge area. Parking permit was an added bonus too. February is a good time to visit, summer months are very popular . Hoping to stay again next year and meet up with family friends. There were a couple of issues, which hopefully housekeeping can address and have made owners aware. All in all a super place.

We had another lovely week in Barmouth. This is the third time we have stayed in this apartment and it never disappoints. The location is perfect and all of the rooms are clean, comfortable and wellequipped. We will be back!

Although familiar with Barmouth from previous visits to the area we had never stayed in the town before. This apartment was ideally situated at the 'bridge end' of town and I loved to be able to see the bridge and estuary from the window. The apartment was spacious, it had everything needed for a selfcatering holiday, and the water pressure was great in the showers with plenty of hot water! The car park pass is also great, it was so handy to be able to use in other towns where you did not know how long you wanted to stay. It actually encouraged visits to places that we might not otherwise have gone to. My only comment is that it would be nice to have a larger TV screen in the living room. There is plenty of room on the wall for a larger screen. Not important in the summer months maybe but in cooler months with shorter days or in bad weather it would be nice to have a decent size TV screen. Overall we had a really nice stay and definitely hope to stay again in the future.

The property was in a good condition and cleanliness. It was in a good location for walking the Wales Coastal Path which was the main reason for choosing the accommodation. We thought Barmouth would be a quieter place than it was. The apartment is near a couple of bars, so a noisy area late at night especially with the windows open due to the high temperatures. There were no fans available to cool the property during the heatwave. The beds were not that comfortable and the mattresses need replacing.

Brilliant location, lovely apartment. Good contact with owners, nothing was too much trouble. Apartment has good facilities but is in need of a little tlc here and there.
We were all disappointed to find there was no soap in any of the bathrooms. There was a dishwasher but no dishwasher tablets. Another thing we shouldn't have had to purchase. Oh and one toilet roll to last a whole week. There were also no bin bags! After paying 500 for one week, we didn't think we also had to go and pay for the items that were lacking, especially soap! Of all things, soap should definitely be provided, especially after a pandemic. There were at least four basic essentials that were lacking in the apartment. Owners seem very stingy! How disappointing.

Lovely apartment with beautiful views and plenty of space for six people. Well equipped with what you need and the welcome pack was a lovely touch. The only thing I would suggest to the owners is another spare set of keys for the apartment as being a party of six we did go out and do things separately and another key would have been useful. We really enjoyed our stay and will definitely come back again
Nice to see the comments in the guest book were being used to improve the facilities and this greatly improved my experience. We had an issue whilst at the property and every effort was made to sort it quickly for us, couldnt ask for any more than that. We would definitely stay there again.

Family bathroom shower was very slow to drain. The water rose alarmingly high when hair washing. Downstairs will get it through the ceiling. Ensuite plug is choked with hair and slime. Too sickening to clean on holiday. Left a nice personal message to cleaners. Otherwise lovely.
We had booked both Rose Suite and Emerald Suite for our family. We were informed by email after we had left for the day on Tuesday that someone would be visiting Emerald Suite whilst we were out. The person also visited Rose suite, though we don't know why. They left both properties unlocked, leaving our valuables including phones, Nintendo Switch and jewellery unsecured. The bolts on the bathroom door are unsuitable for a property that is being let. Our seven year old locked herself in the bathroom and if it wasn't for the odd arrangement with the laundry room we would have had to break the door down to get her out. Her father was able to crawl through the from the laundry room and unlock the door. The electric meter in Emerald Suite began beeping in the middle of the night and kept my sisterinlaw awake. The reason, it was nearly out of electricity and we had to call the owner to get it topped up the following day. Really not acceptable. The lock on the door to Emerald Suite failed and the door couldn't be opened from the inside. Fortunately we were able to slide the key under the door, open it from the outside and my husband made a repair to the lock. A screw had fallen out and had to be replaced. Again, not acceptable, where is the maintenance. The batteries ran out in the lock to the main front door on Friday 20th. Had we not had a family member still in the apartment we would have been completely locked out. There were only two batteries in the green basket in Rose Suite and none in the basket in Emerald Suite. So although we were able to get the lock working it was intermittent by Saturday morning. We left a note for the cleaner informing them the batteries to the front door needed replacing. The small stuff The kitchen was well equipped but lacking in food prep space and the dining table was a bit tight on space. The door to the laundry was extremely heavy and made loading and unloading the washer difficult. The green chair on the top of the landing looks very nice but is an accident waiting to happen where young children are concerned. We moved it to the living room. The property was clean and reasonably comfortable and of course very well located. It was a real shame that from a maintenance perspective the apartment did not meet expectation. By the Friday when the front door locking device failed it began to feel like we were staying in Fawlty Towers. Had it not been for a litany of near disasters with door locks and what felt like an intruder leaving our apartments unlocked we may well have booked again for later in the year but now I'm not so sure.
Great apartment in great location. Comfortable and clean. Had all we needed for our week in Barmouth. As a family of 5, including 3 adults and 2 children we had more than enough space. Found it bigger than it appears on photos. Loved being close to everything. Car park only short walk away. Would have no hesitation in returning.

Rose Suite is the perfect holiday apartment spacious, modern, showcasing incredible views of the sea and mountains, in a prefect location in the centre of beautiful Barmouth with all it has to offer a short stroll away. There are so many incredible places to eat and drink right on the doorstep, staying here really showcases what this delightful town has to offer. We loved the fact a parking permit was included in the rent so we could leave the car safely overnight at the nearby Main car park. It does get very busy in Barmouth in the summer and especially on a hot Saturday afternoon in school holidays, but with a little patience we were able to get a space on arrival and then throughout the week there were no problems parking late in the day early evening when we had had a day out in the car. You can also easily pull up outside the property to unload. Fantastic places up and down the coast to explore. The property is absolutely stunning, I miss those views from the living room so much and watching the trains chug past across the bridge truly spectacular. Really friendly owners too. 1010
The decoration and views are stunning and the town is on the dioorstep. I think the living room would benefit from another large sofa rather than the small seater to make it more comfortable and it would also have been better to have a double mattress rather then two single mattresses on the bed because I wanted that feeling of looking forward to jumping into bed after a good fun day in beautiful Barmouth.

The apartment was centrally located, and extremely spacious, clean, comfortable and well equipped for our family of 5 adults. The welcome pack was very welcome. Booked at short notice for a short break of 2 nights, we were all delighted with the flat and wished we could have stayed longer.
